1. About This Statement
The Maintenance House Limited (TMH) is an Auckland-based multi-trade property maintenance and facilities management company providing building, painting, cleaning, grounds maintenance, and trade coordination services to commercial, educational, and residential property portfolios across New Zealand.

This statement sets out our approach to identifying and addressing the risk of modern slavery and related exploitation within our operations and supply chain, in alignment with the New Zealand Government Supplier Code of Conduct and international best practice.

 

2. Our Supply Chain
TMH’s supply chain is predominantly New Zealand-based and consists of:

•       Direct trade labour employed by TMH under NZ employment agreements

•       Local subcontractors engaged on a job-by-job or ongoing basis

•       New Zealand-based building, maintenance, and landscaping materials suppliers

•       Specialist imported materials sourced through NZ-based merchants or authorised distributors where domestic supply is unavailable

 

Our supply chain profile is assessed as low risk. All primary suppliers and subcontractors operate within New Zealand’s legal and regulatory framework, including the Employment Relations Act 2000, the Health and Safety at Work Act 2015, and the Holidays Act 2003.

 

3. Modern Slavery Risk Assessment
TMH conducts ongoing risk assessment of its supply chain with specific focus on the following indicators:

•       Use of labour from vulnerable or migrant worker populations

•       Supply chains with multi-tier subcontracting arrangements

•       Suppliers or subcontractors operating in sectors or regions with elevated exploitation risk

 

Based on our current supply chain profile — domestic, regulated, and trade-based — we assess the risk of modern slavery within our operations as low. We continue to monitor this assessment as our business grows and our subcontractor network expands.

 

4. Controls and Due Diligence
TMH applies the following controls as part of our standard supplier and subcontractor onboarding and ongoing management:

•       Right-to-work verification for all workers engaged on TMH contracts

•       Review of employment standards and practices prior to subcontractor engagement

•       Confirmation of current insurance (public liability, employer’s liability where applicable)

•       Trade competency and qualification checks (including LBP registration where required)

•       Health and safety prequalification aligned with our H&S management plan

•       Ongoing performance and compliance monitoring throughout the contract term

 

Any subcontractor or supplier that cannot demonstrate compliance with these requirements will not be engaged, or will have their engagement suspended pending resolution.

 

5. Reporting and Grievance
TMH maintains an open-door reporting culture. Any worker, subcontractor, or third party who identifies concerns relating to labour exploitation, unsafe conditions, or modern slavery indicators is encouraged to raise these directly with TMH management or, where appropriate, with the relevant NZ regulatory authority (Labour Inspectorate, Immigration NZ, WorkSafe NZ).

All concerns raised are investigated promptly and documented. Where a concern involves potential unlawful conduct, TMH will refer the matter to the relevant authority.

 

6. Our Commitment
TMH is committed to operating ethically and to ensuring that our supply chain reflects the values of fair work, dignity, and lawful employment. We will:

•       Maintain and strengthen our subcontractor and supplier due diligence processes

•       Review this statement annually and update it to reflect changes in our operations or supply chain

•       Incorporate formal modern slavery reporting into contract review processes where required by clients

•       Train relevant staff on modern slavery awareness as our workforce grows
